New tank water heater with an expansion tank and copper piping on a basement floor

Water Heater Code Requirements: North Brunswick Homeowner Guide

  • 24/7 dispatch
  • Clear price before work starts
  • Same-day appointments when available
  • Licensed and insured

Water heater codes exist to prevent three things: scalding, tank explosions and carbon monoxide. Each rule on the list connects to one of them.

This guide explains the common requirements in plain words. It is not a legal document, and the building department decides what applies to your address.

If your heater needs replacing now, call the 24/7 line. A licensed plumber handles the code items for you.

The Rulebook Behind The Install

New Jersey's plumbing subcode, N.J.A.C. 5:23-3.15, adopts the National Standard Plumbing Code Illustrated, 2021 edition. Local inspectors apply it along with the manufacturer's instructions.

When rules and instructions differ, the stricter one wins. A plumber familiar with your township knows where inspectors focus.

Permits

Permits And Who Pulls Them

Permit rules vary, so ask the North Brunswick building department what a replacement needs. In many municipalities, a licensed plumber pulls the permit and schedules the inspection.

Skipping a permit can cause trouble when you sell the house or file an insurance claim. See water heater installation and water heater replacement for how our jobs run.

North Brunswick facts

Licensing Is Part Of The Code Picture

N.J.S.A. 45:14C-1 says plumbing is done by a master plumber or an authorized plumbing contractor, and licensees must display a plumbing license number on vehicles, invoices and advertising. You can look up a license through the New Jersey Division of Consumer Affairs license verification system.

Master plumber licenses expire June 30 of odd-numbered years. Checking the number and the date takes a minute and protects you.

Safety

Gas Heater Safety In Practice

A gas unit with a failed vent can fill a house with carbon monoxide. If a detector sounds, leave the house and call 911. For a gas smell, leave and call PSE&G at 1-800-880-7734.

Keep storage away from the heater, and never block the combustion air. For tankless gas units, vent materials and lengths are strict. See tankless water heaters.

Habits

Seismic Straps, Clearances And Sensible Habits

Rules differ by municipality and by heater type, but some habits stay the same. Keep paint, gasoline and cleaning supplies far from a gas heater. Leave the clearances in the manual. Keep the area around the relief valve discharge clear so it is never blocked.

A drain pan with a line to a floor drain or a visible outlet helps limit damage if the tank fails. Inspect the connections once a year and look for rust on the base, since rust there is a warning.

Inspection

What An Inspector Looks At First

Inspectors usually check the relief valve and its discharge pipe, the gas shut-off and sediment trap, the vent and the flue, and the expansion tank where required. They also verify that the unit is the one on the permit.

If any item fails, the plumber fixes it and schedules a recheck. A plumber who knows the local inspector's habits usually passes the first time.

Records

Keeping Records For A Future Sale

Keep the permit, the inspection sign-off, the manual and the installer's invoice together. A buyer's inspector may ask for them, and an insurer may want them after a claim.

Note the date of installation on the tank with a marker. It helps you track age and warranty dates, and it avoids a guess when the tank starts to fail.

Venting

Why Venting Rules Are So Strict

Exhaust from a gas appliance holds carbon monoxide and moisture. A vent that slopes the wrong way, runs too long or is built from the wrong material can leak exhaust into the house or collect condensation.

The manufacturer's instructions set the vent type and length for each model. A plumber follows both the manual and the code, and an inspector checks the result.

Safety

What To Do If Your Heater Shows A Warning Sign

Safety steps

  • Close the cold supply and switch off power or gas if the tank leaks.
  • Leave the building and call PSE&G at 1-800-880-7734 if you smell gas.
  • Do not block the relief valve or cap its discharge pipe.
  • Call a licensed plumber and ask for the permit before work starts.
