Plenty of wet-basement fixes cost little and take an afternoon. Others need a drainage system dug into the floor. The skill is knowing which problem you have before you buy supplies.
This guide sorts the work into jobs a handy homeowner can try and jobs that call for a pro. It also shows how to tell water coming from outside from water coming from a pipe.
If water is coming in right now, move belongings up and keep clear of electrical. Call the 24/7 line if a sump pump has failed.
Find The Source Before You Buy Anything
Tape a square of plastic wrap to a dry basement wall and check it in a day or two. Moisture on the room side of the plastic means a plumbing or humidity problem. Moisture behind the plastic means water is coming through the wall.
| Source | Clue | DIY or pro |
|---|---|---|
| Roof and gutters | Wet along walls below downspouts | DIY: clean gutters, extend downspouts |
| Grading | Ground slopes toward the house | DIY for small areas, pro for large regrading |
| Window wells | Water collects below the window | DIY: covers and drains |
| Wall cracks | Streaks after rain | Pro for structural cracks |
| Floor and wall joint | Water along the base of the wall | Pro: interior drain to a sump |
| Plumbing leak | Damp in dry weather | Pro: leak detection |
Jobs You Can Do Yourself
Clean the gutters and run downspouts at least several feet from the foundation. Rake soil so it slopes away from the wall by a few inches over the first several feet. Add covers to window wells and clear their drains.
Interior paint labeled for masonry can seal a damp wall in a dry spell, but it will not hold back water that is pushing through. Treat it as a cosmetic fix. If water returns after rain, the cause is drainage, not paint.

☎ Call (732) 466-1098Jobs That Need A Pro
Call a professional for
- An interior drain system and sump pit cut into the slab.
- A sump pump install or replacement, since the electrical and discharge details matter.
- Wall cracks that are wider at one end or that offset.
- Any water that appears with dry weather, which suggests a pipe.
- Floor drain backups, which point to the sewer line.
We handle the plumbing side of this work. See basement waterproofing and sump pump repair. Foundation repair and exterior excavation are other trades, and we say so.
Why North Brunswick Basements Deserve A Plan
On September 1, 2021, floodwater from Tropical Storm Ida damaged the township's municipal complex at 710 Hermann Road, knocking out electrical service and boilers. The federal disaster declaration covered September 1 and 2 of that year.
The lesson for a homeowner is practical. A single pump with no backup is a risk when storms also cut power. Plan for both.
Protect What Is Already Down There
Raise furniture on blocks, keep boxes on shelves and put the furnace, water heater and electrical panel above the likely waterline if you can. Store papers in sealed bins.
If you finish a basement, use materials that tolerate moisture, and leave access to cleanouts, shut-offs and the sump. A plumber who cannot reach the valve costs you time when it matters.
A Weekend Checklist You Can Actually Finish
Do these in order
- Clear gutters and check that every downspout reaches a splash block or extension.
- Walk the outside of the house after rain and note where water pools.
- Add soil against low spots, sloping away from the wall.
- Clean window wells and add covers if they are open.
- Test the sump pump with a bucket of water and note how long it takes to clear.
- Photograph any wall cracks with a coin for scale and track them over a month.
A written list beats good intentions. If three or four items on it turn out to be real problems, you have the start of a plan and a record for your insurer or contractor.
When Humidity Is The Real Problem
Not every damp basement leaks. Warm summer air meets cool concrete and condenses, which feels like seepage. A dehumidifier with a drain hose, a clothes dryer vented outside and a fan that runs in summer solve many of these cases.
If the humidity is high and the walls are dry behind plastic, treat the air, not the foundation. It costs far less and saves money you would spend on drainage work you do not need. According to the township, Ida's floodwater damaged the municipal complex on Hermann Road on September 1, 2021, so treat the usual drainage steps as a minimum and not as a guarantee.
Where To Ask About Permits
Drain, pump and finishing work can involve permits. Ask the North Brunswick building department what applies. East Brunswick and Edison homeowners should ask their own municipal offices, and our East Brunswick and Edison pages show those service areas.
Local questions answered
The township reports floodwater damaged its municipal complex on Hermann Road on September 1, 2021. We do not claim damage on any particular street, but the event is a reason to plan.
Masonry sealer helps with damp walls. It will not stop water pushing through a crack or a joint.
The plastic-wrap test helps. Moisture on the room side points to humidity or a pipe. Moisture behind the plastic points to the wall.
If storms in your area cut power, yes. A backup keeps the pit empty during an outage.
Away from the foundation and onto ground that drains. Ask the building department about local rules.
